A home inspection could save you thousands of dollars, but even if no major concerns are found, you will rest easier knowing that you’ve minimized the chance of having an expensive or dangerous condition waiting to surprise you.
A warranty is a good investment
but rarely covers more than 1 year. After twelve months, you're on your
own. Many failing systems show symptoms months, or even years, before
complete failure. As for newly built homes, wise homeowners will
schedule an inspection a few months before their warranty expires, even
if they had one before they bought. Doesn’t it make sense to
have an experienced, trained professional inspect the property before
the close of escrow?
Knowledge is Power
Sometimes it’s not a matter of replacing a system now, but rather, budgeting for its replacement in a couple of years. A home inspection can also be a great bargaining tool to ensure you don’t pay too much for your home. Appraisers only do a cursory review and market comparison. They do not perform a detailed inspection, and neither do HUD or FHA inspectors. There is no substitute for a professional home inspection.

CREIA Certified Inspector
Of course, we hope you'll choose Pacific Crest as your home inspection company. However, even if you don’t, please make sure that the inspector you choose is a certified member of the California Real Estate Inspection Association. This is the oldest and most respected state home inspection association in America.
Here in California, there are standards for home inspectors that have been enacted by CREIA and recognized in California statutes. Membership in this professional association requires obtaining formal training, passing a rigorous membership examination, and mandatory adherence to continuing education (30 Hrs./year). Beware of contractors and handy men who double in the inspection business as a means to get work. This is unethical and strictly against CREIA standards.
We Only Work for You
Our loyalty is to you, the client. We will report our findings to you whole and unedited, without consideration for the interests of any other parties. Inspections are performed in adherence to the CREIA standards, which includes a visual examination of the building. Our inspector will evaluate and report the visible conditions of the structure, roof, foundation, drainage, heating and cooling systems, plumbing, electrical systems, insulation, walls, windows, and doors. Only those items that are visible and accessible by normal means are included in the report.
You will receive a comprehensive narrative report. This computer-generated report averages about 18 pages and can be provided as a printed and bound report, sent via fax, or emailed as an Adobe PDF document.
Fair Pricing
Our pricing is based upon the number of rooms and not on square footage. We feel that this is more appropriate, since it takes about the same time to inspect a small 3-bedroom, 2-bath house, as it does a much larger house with the same number of rooms.

Available for inspections 7 days a week. Office hours are 7:00 AM to 4:00 PM Monday - Friday and 7:00 AM to 11:00 AM Saturdays.
